The purpose of a condition survey is to record the condition of a property at a certain point in time, typically before entering into a period of tenancy or leasehold. Similarly The Dilapidation Survey is carried out to determine that the prescribed maintenance regime for the building has been adhered to.
These surveys protect the interests of both the building owner and the tenant and should represent a significant element of any lease agreement.
From the point of view of the tenant the survey will protect them from a commitment to undertake repairs to a building which is in poor condition for which they could be liable if not properly negotiated. Conversely the landlord is equipped with the evidence they require should a tenant fail to meet their obligations in terms of an agreed maintenance and reparation programme.
